What was WAY up has now come down. Not crashing down. Not bursting. Just settling–somewhat awkwardly–back to Earth.

Here in the Greater Puget Sound region, we are seeing prices “drop” a bit. But remember, price reductions on some homes are not the same as a market-wide drop in prices.

The market is also hyper-local! This lovely Hansville home was on the market a little over 2 weeks, while another property the same buyer toured in Port Orchard sold in < 1 week with 7 offers.

Location, location location! Hansville is a much smaller market than Port Orchard, therefore much less competitive.

Bidding war madness peaked in March/April and has been sliding down ever since. What was once unpredictable has settled down. We’re now seeing well-priced homes selling at or just over asking price.
